Buying an apartment in Georgia as a foreigner: the steps

Buying in Georgia is simple and can be done entirely remotely. Here are the main steps.

1. Define your strategy

Long-term or short-term letting, buy-to-resell, second home: your goal shapes the type of property, the location and the budget. We build a personalised simulation with you.

2. Choose the project and the unit

We select vetted developers and give you access to pre-sales, where prices are lowest. We help you choose the floor, orientation and view.

3. Reserve

In a pre-sale, a deposit (for example $1,500) secures your place in the queue. It is then deducted from your down payment.

4. Sign the contract

The sale contract is signed with the developer. A power of attorney lets you sign without travelling. We check the documents before anything is signed.

5. Pay according to the schedule

For a project under construction, you pay a down payment and then the balance in instalments, often interest-free during construction. Prices are usually in US dollars.

6. Register the property

The property is registered in your name at the national public registry, usually within one day. You are the full owner, just like a Georgian citizen.

7. Make it perform

At delivery: turnkey finishing, letting and management, or resale. We remain your single point of contact.

Taxes in Georgia

  • 5% on gross rental income for a registered individual landlord.
  • No capital-gains tax after 2 years of ownership (20% if sold earlier).
  • Low property tax, depending on your income in Georgia.
