Rental yield in Tbilisi: how much does an apartment earn in 2026?

Rental yield is one of the main reasons to invest in Tbilisi. Here are the figures to know and how to read them.
Average yields in Tbilisi
- 8.5% gross on average for long-term lets (Galt & Taggart, 2026), with average rent of about $10 per m² per month.
- Around 8% for studios, the best-performing format, and around 7.4% for one-bedroom apartments (Global Property Guide, 2026).
- By comparison, average yields are around 4–5% in France.
Long-term or short-term?
Long-term: stable income, little management, tenants who are expats, students and young professionals. The simplest option when investing remotely.
Short-term (Airbnb, Booking): higher potential, 10–15% gross for a well-located, well-managed property. But results vary widely: the market average is modest, and location, décor, photos and management make the difference.
Worked example
A 38 m² studio bought at about $1,800/m² at pre-sale, i.e. $68,400:
- long-term, furnished, at $500/month: $6,000/year, about 8.8% gross;
- short-term, at $55/night with 60% occupancy: about $12,000 gross per year, about 11% net after a 25% management fee and $1,500 in costs.

From gross to net
To move from gross to net yield, allow for:
- Georgia's 5% tax on rental income (registered individual landlord);
- management fees (15–25% for short-term lets);
- building charges, maintenance and vacancy.
How to maximise your yield
- Favour studios and one-bedroom units, which are in highest demand.
- Choose a location close to the metro, offices or the centre.
- Invest in furniture and photos: they make a property let quickly and well.
- Hand management to a local team.
