Getting residency in Georgia through property (2026 rules)
A $150,000 threshold, valuation, family, renewal: what the March 2026 reform changes for investors.

Buying property in Georgia can qualify you for a residence permit. The rules changed on 1 March 2026.
The new threshold: $150,000
- To obtain a one-year temporary residence permit through real estate, the market value of your property or properties must reach $150,000 (up from $100,000 until 28 February 2026).
- The value used is an assessment by an accredited appraiser, not the purchase price.
- Several properties can be combined to reach the threshold.
Who is covered?
- The permit can cover your spouse and minor children under the same investment.
- It is renewable every year as long as you remain the owner.
- There is no minimum stay and no language requirement.
- People who obtained a permit with a property worth at least $100,000 before the reform can keep renewing it.
Beyond that
There is also an investor residence permit, from $300,000 of investment, which grants a 5-year permit. Its conditions differ, so legal support is essential.
Is it useful for you?
Citizens of many countries, including the EU and Israel, can already stay in Georgia for up to a year without a visa. A residence permit becomes useful if you want to settle, access certain services more easily or stay longer than a year.
Our advice
If residency is part of your plan, we factor it in from the start: a larger apartment or a combination of two units can reach the threshold while remaining profitable.
