Investing safely in Georgia: 7 checks before you buy

Public registry, developer, contract, deposit, payment: the 7 points to check before buying in Georgia.

Investing safely in Georgia: 7 checks before you buy

Georgia is one of the easiest countries in the world to register property in, and foreigners can own apartments outright. But as anywhere, a good purchase is prepared. Here are the 7 checks we run before every purchase.

1. Check the title in the public registry

Georgia's public registry (NAPR) shows who owns the property and whether there is a mortgage, seizure or other encumbrance on the unit or the land. The extract can be checked online. For new builds, we check that the land really belongs to the developer.

2. Look closely at the developer

  • How many projects delivered, and on time?
  • Are the delivered buildings occupied and well maintained?
  • Does the project have its construction permit?

A solid developer has a visible track record. That is the first question to ask, before price.

3. Get everything in writing

The contract must state the area, floor, finish level (black frame, white frame, green frame or turnkey), delivery date and what happens if it is late. If it is not written, it does not exist.

4. Understand the deposit terms

In a pre-sale, a deposit reserves your place. Before paying, check whether it is refundable, within what time, and how it is deducted from the price.

5. Pay only the developer, by bank transfer

Payments go by bank transfer to the developer's account, following the contract's schedule. Never in cash, never to an intermediary's account. At EBA Invest we never hold your funds: you sign with and pay the developer directly.

6. Have an independent lawyer review it

A local lawyer who does not work for the developer reviews the contract and the registry extract. It costs little compared to the amount invested.

7. Register the property in your name

Once delivered, ownership is registered in the public registry within 4 working days (1 day with the express service). A notarised power of attorney lets you do everything remotely. Keep the final extract: it is your title deed.

What protects foreign investors

  • Foreigners can own apartments outright (only agricultural land is restricted).
  • The registry is public, digital and fast.
  • No transfer tax on purchase, only a 150–350 GEL registration fee.

The main risk remains the developer, which is why our work starts with selecting projects. See our projects or ask us anything.
